Can I have a pet in my rental property?

We love pets and hope they enjoy the property as much as our residents! However, pets are not allowed on all properties and must be verified on a case-by-case basis. If pets are allowed on the property, be sure to give the pet’s information to the property manager. If an unauthorized/unknown pet is found on a property for any reason, whether allowed or not, the penalty stated in the lease will be enforced.

Can I move someone in with me?

All adults over the age of 18 (excluding short term guests) must apply and be on the lease in order to live on the property. If you need to add someone to your lease, contact your property manager and they will walk you through the process.

Can I sublet my lease?

No, subletting is against the terms of our lease. If you need to move out, break your lease, or need further assistance, please contact your property manager directly for additional details.

Can the Property Manager cancel or manage my payments?

No! For the safety of you and your information, our team cannot post, manage, cancel, or otherwise effect electronic payments on your account. Once you submit a payment or create an auto-draft schedule, our team cannot change this. Any changes must be made through your tenant portal.

How long does it take to process my application?

Once we receive your application, we immediately process your information. We strive to provide answers within 48 business hours. However, missing information or incomplete applications can take longer to process. Please be sure to give as much information on your application as possible, review the information before submitting it, and consider providing your current landlord and employer a friendly heads-up that they can expect a link to our verification form (if applicable). For current homeowners who wish to move into one of our rental properties, you can notate that on your application, and if you are self-employed, we ask that you provide us with either proof of funds or your last two years of tax returns.

How much notice do I need to give before I move out?

Please see your lease for the exact information, but generally speaking, all notices to vacate a property must be 30-60 days prior to move-out.

What If I want to make improvements to the rental property?

Please do not make any changes to the rental property without discussing with your property manager and getting written permission so that all proper steps can be taken.

What are the move-in costs?

Move-in costs will vary depending on several factors pertaining to your lease. All leases will include the security deposit, lease initiation fee, and prorated rent to be paid before move-in, if applicable. Other charges, such as pet fees, will vary depending on your specific circumstance.

What do I do if I have an after-hours emergency?

For after-hours emergencies (Fire, Flood, HVAC) please contact the main-line and press option 9 to reach our after-hours messaging service. As always, call 911 if emergency services are needed.

What happens if I need to break my lease agreement?

Life happens and sometimes things are outside of your control. If you need to break your lease, please contact your property manager so they can walk you through the necessary steps and penalties outlined in your lease.

What happens if I stay past my lease date without renewing?

If you do not vacate the property at the end of your lease, you will automatically become a “month-to-month” tenant and will be charged the fee outlined in your lease. All other terms of your lease will stay in effect.

What happens if I'm locked out of my rental property?

If you are locked out of your property, please contact a local locksmith to help you get back into your property. If maintenance is required to come let you into your property, a service fee will be charged to your account.

What is the process for getting my security deposit back?

After you move out, we will conduct a move-out inspection to assess any damages beyond normal wear and tear. If the property is left in good condition, your security deposit will be returned in accordance with your lease, minus any necessary deductions for unpaid rent, damages, or cleaning fees. It is recommended that written request for your deposit be sent directly to your property manager.

Who is responsible for repairs and maintenance?

The lease will outline who is responsible for certain types of repairs and maintenance at a specific property. Generally, it is the responsibility of the tenant to keep the property clean and maintain the property in the same condition as it was received at time of move-in, as well as reporting any necessary repairs to Keyrenter Gilbert. Damages outside of normal wear and tear will be the responsibility of the resident. Depending on the lease agreement, some maintenance and repair costs may be covered by the landlord.
